Buying a Florida home with a pool? The inspection checklist a licensed contractor uses.

A general home inspector spends about ten minutes on the pool and is not a pool contractor. Here is everything we check in a $350 pre-purchase inspection, so you know what you are buying before you close.

What a real pool inspection covers

Six areas. Any one of them can be a four- or five-figure surprise after closing.

1. Surface

Age and type of finish, roughness, staining, hollow spots (we sound the whole shell), cracks, and delamination. A resurface is the single biggest hidden cost in a pool purchase.

2. Equipment

Pump age, motor condition and noise, filter type and pressure, heater operation and exchanger corrosion, salt cell life, automation, and whether any of it was flooded in a storm. We run everything.

3. Leaks

Water-loss check, skimmer and return fittings, light niche, main drain, and visible plumbing. A slow leak on a 40-year-old pool often means underground plumbing, which is a major repair.

4. Tile, coping, and deck

Loose or missing waterline tile, coping separated from the beam, deck settling, and expansion joint condition. Deck movement can signal shell movement.

5. Safety and code

Florida requires a barrier (cage, fence, or alarms) on residential pools and compliant anti-entrapment drain covers. Missing or non-compliant items can be an insurance and liability issue for the new owner.

6. Permits and history

We check county records for permits on the pool, the cage, and past equipment or resurfacing work. Unpermitted work can be forced into compliance at the buyer's expense.

Questions buyers ask us

Does not the home inspector cover the pool?

Usually only visually, and their report will say so in the fine print. They are not licensed pool contractors and will not sound the surface, pressure-test, or run the heater. Most home inspectors in our area recommend a separate pool inspection.

What do I get?

A written report with photos, a plain-English summary of what is fine and what is not, and repair or replacement estimates for anything we flag. Buyers use it to negotiate a credit or a price reduction; sellers use it to fix things before listing.

How fast can you get out?
